  • For sale: Hermitage Sykaminea, Lesbos, Greece

For sale: Hermitage Sykaminea, Lesbos, Greece

Hermitage Sykaminea is a hermitage on Lesbos, Greece, in a unique location, with around 4000 square meters of land and 2 wooden houses in an olive grove.

The Hermitage Sykaminea is 135 meters above sea level and 600 meters as the crow flies to the sea. The property has a magnificent sea view and was designed simply and aesthetically. Wood was the main building material. The electricity is generated by two photovoltaic systems. It is located 2 km from the villages of Sykaminea and Skala Sykamineas. Therefore, on the one hand you have a lot of peace and quiet and on the other hand there are shopping facilities and restaurants in the villages.

The hermitage was designed and largely built by the artist Andreas Sell. The design is consistent down to the last detail. All the furniture is self-made. This place breathes harmony. Hermitage Sykaminea is offered fully equipped and furnished.

According to a new building regulation from 2023, it is no longer possible to build on plots of land in Greece that are located outside villages and are less than 40 m from a public road. This means that the hermitage remains unique in the region. But the village of Sykaminea is also unique, which is why its old stone houses are now listed buildings.

Areas: The hermitage can accommodate a maximum of 8 people in four bedrooms (two double rooms, one room with two single beds, one house with two single beds). There are two bathrooms. A pergola with a kitchen and living room forms the common area. The olive grove covers an area of 4009 square meters and has around 60 olive trees and about the same number of oaks.

    Rooms:
    – Three bedrooms in a detached building with a total of 34.26 sqm.
    – A pergola with an outdoor kitchen, living room, and bathroom with a total of 65.00 sqm.
    – A wooden house with a room divided into kitchen and bedroom on different levels. Total area: 36.57 sqm. This area includes a bathroom with an additional 16.98 sqm and two terraces with 27.25 sqm.

    Possible uses
The hermitage is perfect for group stays (yoga retreats, seminars, etc.) or for renting out as a holiday home. So far, it has been rented out to guests during the summer, and a circle of returning guests has formed over the last three years. However, the location is also well suited for private use or a community of owners who would like to spend their holidays there.

The Hermitage Sykaminea is designed for use in summer. For this reason, only one bathroom is equipped with a wood-fired boiler. In winter, one of the two buildings can be used.

    Options for further expansion
There is the option of converting the pergola with the associated wooden house and then also using it in winter. There is also planning permission for an extension with a floor area of 16.975 m² and two storeys, i.e. a further 33.95 m² of living space.

    Technical specifications and infrastructure

    Construction:
    – Timber frame (wood: red pine), 10 cm rock wool insulation and OSB board cladding
    – Roof: Corrugated sheet metal with under-ventilation and insulation

    Electricity / Photovoltaic systems:
    – Photovoltaic system with three panels and two batteries
    – Photovoltaic system with two panels and two batteries

    Supply and waste water:
    – Water comes from the local water network and is piped above ground from the village of Sykaminea to the hermitage.
    – Four septic wastewater tanks

    Heating:
Only one wooden house is equipped with a wood stove. The second building has no heating, but can be retrofitted.

Wooden house 1 was completed in 2016. Wooden house 2 and pergola were completed in 2022

The Hermitage Sykaminea can be reached via a 1.5 km long rural road, which is renewed once a year by the land development office.

    Asking price: €250,000

  • Projekt: PALAZZO – former brewery with a rooftop garden

Project for sale: PALAZZO – former brewery with a rooftop garden, Germany

Mühlberg, in the heart of Brandenburg. An old brewery, dormant for decades. Four imposing rooms, massive brick walls, a history you can feel. PALAZZO—almost like the Palatine, one of Rome’s legendary seven hills. A building that stands out from its surroundings with confidence and distinctiveness. No demolition and no new construction—but rather the redevelopment of an extraordinary place: carefully renovated, updated for the modern era, open to new uses.

The project is a proposal for a place to live—for vacations, for rental, and potentially featuring a retreat and cultural offerings. The building permit has been granted, and the planning is complete. The project is ready for implementation.

The place: Mühlberg is situated in southwestern Brandenburg, on the Elbe River, on the border with Saxony—159 km from Berlin, 94 km from Leipzig, and 78 km from Dresden. Three cities with vibrant art and cultural scenes, easily accessible yet far enough away to offer some distance. The desire for quiet, authentic places away from the big city is growing—for vacations, creative work, or cultural experiences. Mühlberg offers exactly that: tranquility, nature, history.

The project: The old brewery stands in the heart of Mühlberg’s historic, preservation-listed old town—surrounded by houses featuring the typical gabled roof style of the 18th and 19th centuries. Although demolition was approved as early as 2002, the building was preserved. And rightly so: the solid brick structure is repairable. The building is divided into four large, high-ceilinged main rooms with adjoining spaces—two of them about two meters above street level, and two others two meters below. The spatial effect is impressive. The wooden roof has collapsed and will be replaced—with a new roof structure featuring living space and a rooftop terrace. The brick walls will remain in their original condition, and cracks will be repaired. Only the windows will be replaced.

The footprint of the roof structure is defined by the building regulations governing the property’s setbacks. The new structure blends in harmoniously—it stands independently on the roof surface and interferes minimally with the existing building. At the same time, the structure benefits from the height and structure of the old brewery.

The project is divided into two parts: the careful revitalisation of the existing interior spaces and the new roof structure. The brewery’s rooms remain largely as they are. A spiral staircase connects the floors. All new interventions provide a deliberate contemporary contrast to the existing structure – the traces of history remain visible. The roof garden surrounds the penthouse. From every point in the building, one thus has a connection to the garden and a view over the rooftops of Mühlberg. The folded roof spans the green roof landscape like a tent – covered with photovoltaic panels for energy generation.

Usecases: There are essentially two options for using the building:

Option 1 – Residential: The existing rooms remain empty and open—serving as a blank canvas for the future. A large apartment will be created on the roof, and two additional smaller apartments may be added in the side wing if desired.

Option 2 – Residential and flexible commercial use: The existing rooms are well-suited for retreats, seminars, and cultural events. In total, the house offers overnight accommodations for 9 to 17 people, depending on occupancy:

Basement: Sauna with relaxation room, room with sleeping alcoves for guests
Ground floor: The large north-facing room offers space for yoga, sports, and exercise. The kitchen and common area form the social hub.
    Mezzanine: Bathrooms/toilets
Upper floor: Studio with living area, bedroom, bathroom, and kitchen
Attic: Living area, 2 bedrooms, rooftop garden, bathroom, and kitchen

    Lot size: 539 m²
Planned usable floor area: 717 m²

Planning Status: A building permit has been approved for the project, and further planning and construction can now begin.
The images of the renovation shown above are visualizations.
The building permit allows for the conversion of the former brewery building into a commercial property with three residential units, including a roof extension and a rooftop terrace.

Asking price: €90,000; the price includes the property and the existing planning, including the building permit.
The project meets the requirements for increased tax depreciation under Section 7h of the German Income Tax Act (EStG) (monument depreciation).
There are funding programs available to support the project’s implementation.
