    Mühlberg, in the heart of Brandenburg. An old brewery, dormant for decades. Four imposing rooms, massive brick walls, a history you can feel. PALAZZO—almost like the Palatine, one of Rome’s legendary seven hills. A building that stands out from its surroundings with confidence and distinctiveness. No demolition and no new construction—but rather the redevelopment of an extraordinary place: carefully renovated, updated for the modern era, open to new uses.

    The project is a proposal for a place to live—for vacations, for rental, and potentially featuring a retreat and cultural offerings. The building permit has been granted, and the planning is complete. The project is ready for implementation.

    The place: Mühlberg is situated in southwestern Brandenburg, on the Elbe River, on the border with Saxony—159 km from Berlin, 94 km from Leipzig, and 78 km from Dresden. Three cities with vibrant art and cultural scenes, easily accessible yet far enough away to offer some distance. The desire for quiet, authentic places away from the big city is growing—for vacations, creative work, or cultural experiences. Mühlberg offers exactly that: tranquility, nature, history.

    The project: The old brewery stands in the heart of Mühlberg’s historic, preservation-listed old town—surrounded by houses featuring the typical gabled roof style of the 18th and 19th centuries. Although demolition was approved as early as 2002, the building was preserved. And rightly so: the solid brick structure is repairable. The building is divided into four large, high-ceilinged main rooms with adjoining spaces—two of them about two meters above street level, and two others two meters below. The spatial effect is impressive. The wooden roof has collapsed and will be replaced—with a new roof structure featuring living space and a rooftop terrace. The brick walls will remain in their original condition, and cracks will be repaired. Only the windows will be replaced.

    The footprint of the roof structure is defined by the building regulations governing the property’s setbacks. The new structure blends in harmoniously—it stands independently on the roof surface and interferes minimally with the existing building. At the same time, the structure benefits from the height and structure of the old brewery.

    The project is divided into two parts: the careful revitalisation of the existing interior spaces and the new roof structure. The brewery’s rooms remain largely as they are. A spiral staircase connects the floors. All new interventions provide a deliberate contemporary contrast to the existing structure – the traces of history remain visible. The roof garden surrounds the penthouse. From every point in the building, one thus has a connection to the garden and a view over the rooftops of Mühlberg. The folded roof spans the green roof landscape like a tent – covered with photovoltaic panels for energy generation.

    Usecases: There are essentially two options for using the building:

    Option 1 – Residential: The existing rooms remain empty and open—serving as a blank canvas for the future. A large apartment will be created on the roof, and two additional smaller apartments may be added in the side wing if desired.

    Option 2 – Residential and flexible commercial use: The existing rooms are well-suited for retreats, seminars, and cultural events. In total, the house offers overnight accommodations for 9 to 17 people, depending on occupancy:

    Basement: Sauna with relaxation room, room with sleeping alcoves for guests
    Ground floor: The large north-facing room offers space for yoga, sports, and exercise. The kitchen and common area form the social hub.
    Mezzanine: Bathrooms/toilets
    Upper floor: Studio with living area, bedroom, bathroom, and kitchen
    Attic: Living area, 2 bedrooms, rooftop garden, bathroom, and kitchen

    Lot size: 539 m²
    Planned usable floor area: 717 m²

    Planning Status: A building permit has been approved for the project, and further planning and construction can now begin.

    The building permit allows for the conversion of the former brewery building into a commercial property with three residential units, including a roof extension and a rooftop terrace.

    Asking price: €90,000; the price includes the property and the existing planning, including the building permit.
    The project meets the requirements for increased tax depreciation under Section 7h of the German Income Tax Act (EStG) (monument depreciation).
    There are funding programs available to support the project’s implementation.

    The Re:hof is located in Rutenberg, in the idyllic landscape of the Uckermark lakes. Here, a Dutch artist couple has created a retreat that combines simplicity, design and closeness to nature in a special way.
